How to Choose a Real Estate Agency in Cancún: 2026 Guide and Checklist

View of a luxury development in Puerto Cancún at sunset

Before asking which development makes sense, it is worth asking who you are going to buy it through. Dozens of agencies and intermediaries operate in Cancún and Puerto Cancún, from established, properly registered firms with years of experience to individuals with no registration who resell reservations at a markup, and the difference between them can cost you time, money or, in the worst case, fall victim to fraud. This guide covers the criteria that actually matter, not the ones that get repeated most in marketing.

The 5 criteria that matter

CriterionWhat to checkHow to verify it
Formal registrationCurrent registration with SEDETUS (Quintana Roo)Ask for it directly; a serious agency shares it without hesitation
Verifiable track recordYears in operation and families advised, with verifiable resultsAsk directly; cross-check it against reviews or past clients
Verifiable reputationReal Google Business Profile reviews, answered by the agencySearch for the agency's exact name on Google Maps
Relationship with developersBeing an authorized broker for the brands it sells (SLS, Thompson, etc.)The developer can confirm it directly
Price transparencySame list price as the developer, with no hidden markupCompare the quoted price against the one published by the development

The fact almost nobody explains

In pre-construction, the agency's commission is paid by the developer, not by you. That means working with a good advisor does not cost you more than buying "direct", and if you compare several developments instead of just one, it usually works in your favor, because no one who sells only one product can give you an objective comparison.

SEDETUS registration: the baseline, not the differentiator

Registration with SEDETUS (the Quintana Roo Secretariat of Sustainable Urban Territorial Development) is the minimum any agency operating formally in the state should have. Do not mistake it for a guarantee of service quality: it is simply the line that separates a formal real estate firm from someone reselling information with no legal accountability behind it. Ask for it without hesitation. If the answer is evasive, that is a warning sign in itself.

Track record: the signal that truly sets agencies apart

Once the formalities are covered, what separates a good agency from the rest is its real track record: how many years it has been operating, how many families it has guided, and whether that figure can be verified somewhere other than its own website. At Monarca we have guided more than 200 families in their investment in the Mexican Caribbean, and we represent branded pre-construction projects in Puerto Cancún and the Riviera Maya with a direct, current relationship with each developer.

Reviews: how to tell real ones from inflated ones

A profile with 40 five-star reviews, all one line long and without a single reply from the business, says less than it seems. What does signal trust: reviews that mention a specific development or a concrete process ("they helped us with the fideicomiso paperwork", "they followed up all the way through delivery at Thompson"), reviewers with a history on Google, and, above all, an agency that responds to both the good reviews and the mixed ones. We are still building that track record ourselves: we invite you to review our Google Business profile and compare it against any other option you are considering.

A real relationship with developers

Anyone can put a development's logo on their website. What distinguishes an authorized broker is that the developer itself recognizes it as a sales channel, something you can confirm by asking directly at the sales offices of SLS, Thompson or whichever development interests you. At Monarca we represent branded pre-construction projects in Puerto Cancún and the Riviera Maya (SLS Ocean Beach, Thompson, Marietta, Mistral and BLAS), as well as resale inventory through Monarca Real Estate, and we have guided more than 200 families in their investment in the Mexican Caribbean.

Price transparency: the easiest test to run

Ask the developer directly for the list price (or check its website, when it publishes one) and compare it against what the agency quotes you. They should match. If an agency quotes you above the developer's official price, it is charging a markup you should not have to pay: the advisor's commission is already included in the list price, funded by the developer, not added on top of it.

Red flags you should not ignore

Choosing well who to buy through in Cancún does not eliminate the risk of investing, but it does eliminate the risk of investing with incomplete information. If you want to compare your options (developments, payment plans and who you are buying from), explore the property search or contact us with no obligation.
