Luxury developments in Cancún, such as SLS, are priced in dollars. That tends to raise a logical question for anyone who earns or saves in pesos: what if the dollar rises while they build? Some projects resolve that uncertainty with an uncommon condition: they freeze the exchange rate at $16.80 MXN per dollar for the entire contract term, until delivery. In this guide we explain how it works, what its advantages are and what to review before signing.
The scheme used in these projects is simple:
The unit's price is in dollars, but every payment in pesos is converted at $16.80, no matter what the dollar is worth that day in the market. From day one you know exactly how many pesos you will pay in total.
Dollar asset + fixed peso cost = certainty. You buy a property whose reference value is the dollar and pay with an exchange rate that does not change until delivery.
Take an SLS unit priced at USD 2,000,000 with delivery in December 2028. With the exchange rate frozen at $16.80, your investment in pesos looks like this:
The dollar currently trades (October 5, 2026) at around $18.22 MXN. That means that from day one you would be buying at an exchange rate about 8% below the market:
In addition, half of your investment (the final 50%) is not paid until December 2028, more than two years after signing, and still at $16.80.
You can plan your cash flow month by month with no surprises. The installments are always the same in pesos, which is very valuable if your income is in pesos and the dollar tends to move more than you would like.
If the peso weakens during construction, your cost does not change. You are covered against that currency risk without having to buy financial instruments or hedges.
The list price of these developments and vacation rental rates in Cancún move in dollars. You pay in pesos at a fixed exchange rate and, at delivery, you own a property whose reference value is the dollar: if the exchange rate rises, your asset keeps its value in dollars while your cost stayed frozen.
On top of the currency advantages come those of any pre-construction purchase: a lower entry price than the finished property and appreciation as the work progresses. We explain it in our guide Why buy pre-construction in Cancún?.
With 20% down and 30% in monthly installments, the remaining 50% comes due at delivery, a timeline that gives you time to gather the final payment, plan financing or prepare for resale.
An informed investment also considers the other side:

This scheme is especially attractive for someone with income in pesos who wants to invest in a dollar-denominated asset, for someone who wants to defer capital without taking out a loan, and for the investor looking for appreciation and vacation rental income in Cancún with a clear cost from day one and an exchange rate better than today's.
