They are the two most sought-after addresses in Cancún, and they are often mentioned together as if they were one and the same. They are not. They have different pricing dynamics, a different type of inventory and even a different pace of appreciation. In our Puerto Cancún price guide we treat them as a single combined premium range ($90,000–$160,000 MXN/m²); here we separate them with zone-specific data so you can compare precisely before deciding where to buy.
| Indicator | Puerto Cancún | Hotel Zone |
|---|---|---|
| Price per m² (MXN) | $75,000 – $130,000 | $65,000 – $120,000 |
| Typical total price | $10M – $35M MXN | $7M – $30M MXN |
| Long-term rent (MXN/m²/month) | $260 – $420 | $230 – $380 |
| Historical 5-year appreciation | 80% – 120% (~12–17% per year) | 7% – 10% per year on established beachfront |
| Pre-construction appreciation | 18% – 23% per year | 18% – 33% per year, depending on the development |
Puerto Cancún runs a bit higher per m² and rents for a bit more per month, thanks to its status as a gated master-planned development with a marina, golf and security. The Hotel Zone has the highest appreciation ceiling in new pre-construction, but its resale inventory, which is most of what is available today, grows at a much more modest pace. They are different markets, not a single "premium area."
Puerto Cancún is a gated master-planned development: controlled access, a private marina, a golf course and deliberately limited waterfront inventory. That explains why its price range per m² ($75,000–$130,000 MXN) runs above the Hotel Zone's, and why its five-year cumulative appreciation, 80% to 120% according to TheLatinvestor, is among the highest in the entire city. It is also where the most sought-after hotel-brand pre-construction projects are concentrated today: SLS Ocean Beach and Thompson, both with projected appreciation of 18% to 23% per year during the construction phase.
The Hotel Zone sells something different: direct beach access along Boulevard Kukulcán, Cancún's most internationally recognized brand, and the city's highest short-term vacation rental demand. Its price range per m² ($65,000–$120,000 MXN) is somewhat lower than Puerto Cancún's because a good share of the available inventory is resale in established buildings, not pre-construction from scratch, and that resale grows at a much calmer pace: 7% to 10% per year in the most established beachfront buildings. New pre-construction projects within the zone can reach 18% to 33% appreciation, but they are less common than in Puerto Cancún because little new oceanfront land remains.
For long-term rentals, Puerto Cancún charges between $260 and $420 MXN per m² per month, compared with $230 to $380 MXN per m² per month in the Hotel Zone, a difference that follows the same pattern as the purchase price. Where the result flips is short-term vacation rental: there the Hotel Zone tends to win thanks to its direct beach access and tourist volume, although it is also the area showing the most signs of saturation today, with several buildings of similar units competing for the same guest. Puerto Cancún, being a gated development with less inventory and a more family-oriented profile, tends toward steadier occupancy, though with slightly lower rates in high season.
